1. Shingles Are Curling, Cracking, or Missing
Take a look at your roofline from the ground. If you see shingles that are curling upward at the edges, cracking down the center, or missing altogether, your roof is telling you it’s worn out. Wind, rain, and sun exposure break down the protective asphalt over time, and once shingles start to fail, water can get in fast.
2. Granules Are Piling Up in Your Gutters
When cleaning your gutters, keep an eye out for dark, gritty debris, those are shingle granules, and they’re not supposed to be there. Granules act like armor, protecting your roof from UV rays and weather. If they’re washing away, your shingles are losing their defense.
You might also notice a silvery or shiny appearance when sunlight hits your roof. That’s not a good thing, it means the granules have worn off, and the fiberglass or asphalt base layer underneath is now exposed. At that point, your shingles are no longer doing their job.
3. Leaks or Water Stains Indoors
Brown spots on the ceiling, peeling paint, or damp drywall are big red flags. Even a small leak can turn into a costly mess if it reaches insulation, wood framing, or electrical wiring. If you see any signs of moisture inside your home, have the roof checked right away.
4. Your Roof Is Over 20 Years Old
Even if it looks okay from the street, roofing materials break down over time, especially under Virginia’s mix of summer sun, winter ice, and storm season. If your roof is 20+ years old, it’s a good idea to have it inspected, even if you’re not seeing problems yet.
5. You Notice Sagging, Dark Spots, or Soft Areas
A sagging roofline could mean trapped moisture or failing roof decking. Dark patches on the surface might be algae or water saturation. If parts of your roof feel spongy underfoot, that’s a sign the structure is being compromised. These aren’t cosmetic issues, they’re safety concerns.
